We offer 50 studios for up to two people and 9 flats for up to four people (including a sofa bed for two people). Two of the studios are wheelchair-accessible. All accommodation has a fully equipped kitchen.

Yes, two of our studios are specially designed to be accessible, to ensure a comfortable stay for guests with special needs.

Thanks to our self-check-in service, you can arrive at a time that suits you. Your room will be available from 3.00 pm on the day of arrival. On the day of departure, we ask you to check out by 10.00 am at the latest.

The cancellation terms set out in our general terms and conditions apply: The accommodation contract may be cancelled free of charge in writing up to 3 months before the agreed date of arrival. For cancellations made up to 1 month before arrival, we charge 40 per cent of the total package price. For cancellations up to 1 week before arrival, 70 per cent of the total package price will be charged. In the final week before the agreed arrival date, or in the event of a no-show or early departure, we charge 100 per cent of the agreed package price.

Accessible by car:
From Innsbruck: via the A12 motorway towards Kufstein Süd, then continue via the B173 and B161 to Kitzbühel.
From Munich: via the A8 motorway towards Salzburg, take the Kufstein Süd exit, then continue via the B173 and B161.
From Vienna: via the A1 (towards Salzburg), then continue on the A10 and later on the B161.

By public transport:
The ÖBB stop Kitzbühel Hahnenkamm is directly in front of our accommodation and offers excellent connections.

You can park your car free of charge in the Hahnenkamm car park (P1), which is situated directly in front of the accommodation. Electric car charging points are available (for a fee).

Our studios and flats have a fully equipped kitchen so that you can prepare your own meals. There is also a drinks and snack vending machine in the lounge. Alternatively, you can easily reach numerous restaurants, cafés and supermarkets in the centre of Kitzbühel on foot.

Yes, KitzSki Living is situated at the foot of the Hahnenkamm and is very centrally located. Restaurants, cafés and supermarkets are in the immediate vicinity and can be easily reached on foot.

For long-stay guests, we offer free room cleaning every fourth night. This also includes the replacement of towels and bed linen. Additional cleaning services are available on request and for a fee.

On arrival, we also provide you with a one-off supply of toiletries, including shower gel for body and hair, body lotion and hand soap.

With the Kitzbühel Guest Card, you can enjoy a range of discounts. In May, June, September and October 2026, for example, you can enjoy a free journey up and down on selected cable cars.

Yes, we provide a secure bike storage room for your bikes.

We do not offer bike hire ourselves, but there are bike hire outlets (Element 3, Intersport Kitzsport) in the immediate vicinity of the accommodation.
